La Regulación del Intermediario Inmobiliario: su Evolución y Actual Alcance Normativo, el Ejemplo Catalán

The figure of real estate intermediaries arose due to the complexity of the operations carried out, both legally and economically. The necessary acquisition of real estate through complex banking operations, in most cases mortgages contracted by consumers with little or no economic knowledge. Together with the legislative insights and the intervention of notary and registrar, they made necessary the specialization of certain agents who acted in the market. But this necessary specialization has always been accompanied by conflict, caused by the enormous economic value of the operation itself. The intervention of the administration, regulating and avoiding a monopoly of the same, justifies the continuous legislative change that, on the other hand, has sometimes created a great insecurity. In the following lines we will see how this regulation has evolved and how it influences the figure of the intermediary.
